NWV Group performed this design and build alongside partner company Ink:Built as architect. NWV remodeled the top floor of this split level midcentury modern home. Opened up the kitchen to the living space, rebuilt the entire kitchen, bathroom and added hints of wall paper and refinished the hardwood flooring.
This client purchased their childhood home from their parents and were set on updating and modernizing this midcentury home. The newly married couple had a great eye and was very bold on their design capacity which always makes projects exciting. We had to come up with some creative solutions for some of the dividers to keep under budget. We love the update and the couple has a phase two which we are hoping to do later in the year.
The Jessup Accessory Dwelling Unit (ADU) is a free standing detached ADU built in the Overlook Neighborhood. This house is a two-story building, with 2 bedrooms, 1 ½ bathrooms, and a separate laundry area. The owner of this property built this as an expansion of existing investment rental property.
This project had exposed wood framing on the first floor, which allowed us to achieve a larger room feel to the first floor, and the second floor was vaulted in each of the bedrooms and bathroom, allowing the 800 SF space to feel much larger. The existing ADU code at the time created a height restriction, but even with these challenges we were able to find ways to make the space feel much larger.
The ADU site was on a raised lot, and to offset this look, we created a recycled rock retaining wall with stairs that went up to the level of the ADU. There was enough room on the site for us to build both a front porch and side patio.
The siding of this ADU was dictated by the design review for the Neighborhood. We have used our Sister Company, MJP Property Management for this property and were able to rent this ADU within the first week for $1,595/Month.
This corner lot consisted of a garage conversion Accessory Dwelling Unit (ADU) in the Arbor Lodge Neighborhood. We were able to work with the owners to create a large 1 bedroom, 1 bathroom unit with Laundry out of the existing space.
We opened the ceiling joists to create a vaulted ceiling over the open living & kitchen spaces resulting in nearly 15 foot vaulted ceilings. The majority of the garage floor needed to be floated out to create a level living space, as the existing garage floor had a significant slope from towards the street side of the property.
Floating shelves for the kitchen and the installation of quartz countertops gave the kitchen a contemporary feel. During the framing stage, we were able to work with the owners and architect to install additional windows for increased natural light.
The existing garage had vinyl siding, which we replaced this with new Hardi-Cement siding to match the existing residential house feel. We enclosed the original curb-cut for the driveway resulting in a more natural feel for the ADU
The owner will be renting this ADU out as a long-term rental.
Northeast 27th Accessory Dwelling Unit (ADU) was a complete basement remodel resulting in a studio with a full bathroom ADU in the Irvington/Grant Park Neighborhood.
During the demolition of the existing basement, significant water damage was observed, which was mitigated through redirection of gutters, concrete repairs, and a sealcoat applied in the basement. In addition, his project consisted of significant seismic upgrades for the home, a new shared laundry room, as well as a common basement landing leading into the Studio Apartment ADU. The ADU itself features quartz counter tops, LED lighting, and a fully customized tile standup shower.
This was a great rental option for the owner, they were considering downsizing but thought creating an ADU would be a better choice as they work towards their retirement.

NWV Group performed this design and build alongside partner company Ink:Built as architect. NWV remodeled the top floor of this split level midcentury modern home. Opened up the kitchen to the living space, rebuilt the entire kitchen, bathroom and added hints of wall paper and refinished the hardwood flooring.
This client purchased their childhood home from their parents and were set on updating and modernizing this midcentury home. The newly married couple had a great eye and was very bold on their design capacity which always makes projects exciting. We had to come up with some creative solutions for some of the dividers to keep under budget. We love the update and the couple has a phase two which we are hoping to do later in the year.
The Jessup Accessory Dwelling Unit (ADU) is a free standing detached ADU built in the Overlook Neighborhood. This house is a two-story building, with 2 bedrooms, 1 ½ bathrooms, and a separate laundry area. The owner of this property built this as an expansion of existing investment rental property.
This project had exposed wood framing on the first floor, which allowed us to achieve a larger room feel to the first floor, and the second floor was vaulted in each of the bedrooms and bathroom, allowing the 800 SF space to feel much larger. The existing ADU code at the time created a height restriction, but even with these challenges we were able to find ways to make the space feel much larger.
The ADU site was on a raised lot, and to offset this look, we created a recycled rock retaining wall with stairs that went up to the level of the ADU. There was enough room on the site for us to build both a front porch and side patio.
The siding of this ADU was dictated by the design review for the Neighborhood. We have used our Sister Company, MJP Property Management for this property and were able to rent this ADU within the first week for $1,595/Month.
This corner lot consisted of a garage conversion Accessory Dwelling Unit (ADU) in the Arbor Lodge Neighborhood. We were able to work with the owners to create a large 1 bedroom, 1 bathroom unit with Laundry out of the existing space.
We opened the ceiling joists to create a vaulted ceiling over the open living & kitchen spaces resulting in nearly 15 foot vaulted ceilings. The majority of the garage floor needed to be floated out to create a level living space, as the existing garage floor had a significant slope from towards the street side of the property.
Floating shelves for the kitchen and the installation of quartz countertops gave the kitchen a contemporary feel. During the framing stage, we were able to work with the owners and architect to install additional windows for increased natural light.
The existing garage had vinyl siding, which we replaced this with new Hardi-Cement siding to match the existing residential house feel. We enclosed the original curb-cut for the driveway resulting in a more natural feel for the ADU
The owner will be renting this ADU out as a long-term rental.
Northeast 27th Accessory Dwelling Unit (ADU) was a complete basement remodel resulting in a studio with a full bathroom ADU in the Irvington/Grant Park Neighborhood.
During the demolition of the existing basement, significant water damage was observed, which was mitigated through redirection of gutters, concrete repairs, and a sealcoat applied in the basement. In addition, his project consisted of significant seismic upgrades for the home, a new shared laundry room, as well as a common basement landing leading into the Studio Apartment ADU. The ADU itself features quartz counter tops, LED lighting, and a fully customized tile standup shower.
This was a great rental option for the owner, they were considering downsizing but thought creating an ADU would be a better choice as they work towards their retirement.
