Description

This project was a challenging project because it was in an up-and-coming neighborhood in the back of an existing rental home. This was for long term rental was the purpose of the build. The existing home was slightly bigger than the ADU and was never going to be a desirable home for retail, so we had to be cost contains on the build and design.

We were able to work with the owners to create a large 1 bedroom and 1 bathroom,540 sqft unit. Constructing it posed an interesting challenge as we had to ensure the comfort and privacy of the existing tenant in the front home while building the ADU. Creating a separate backyard space for the tenant was essential. This situation allowed us to carefully consider the orientation and design of the ADU, considering how people would live in the space we were constructing.

The project’s budget was $130-$145K, and we successfully achieved rents of $1,400, which exceeded expectations. It was a unique opportunity where the client entrusted us with the entire process, from design and construction to financial underwriting for their investment. Our success on this project led to the construction of four additional ADUs for the same client in the future

Construction Challenges:

This project posed a unique challenge as it involved constructing an accessory dwelling unit (ADU) in an up-and-coming neighborhood in the back of an existing rental home. The primary goal was to create a long-term rental property. Since the existing home was larger and not suitable for retail purposes, we had to carefully manage costs while ensuring a practical and appealing design for the ADU.
