arbor lodge adu

Description

This corner lot consisted of a garage conversion Accessory Dwelling Unit (ADU) in the Arbor Lodge Neighborhood. We were able to work with the owners to create a large 1 bedroom, 1 bathroom unit with Laundry out of the existing space.

We opened the ceiling joists to create a vaulted ceiling over the open living & kitchen spaces resulting in nearly 15 foot vaulted ceilings. The majority of the garage floor needed to be floated out to create a level living space, as the existing garage floor had a significant slope from towards the street side of the property.

Floating shelves for the kitchen and the installation of quartz countertops gave the kitchen a contemporary feel. During the framing stage, we were able to work with the owners and architect to install additional windows for increased natural light.

The existing garage had vinyl siding, which we replaced this with new Hardi-Cement siding to match the existing residential house feel. We enclosed the original curb-cut for the driveway resulting in a more natural feel for the ADU

The owner will be renting this ADU out as a long-term rental.

An eco-friendly recycled material, resembling marble, was chosen for the bathroom countertops. This sustainable choice not only contributes to the preservation of the environment but also enhances the aesthetic appeal of the space.

Permitting process challenges

The retrofit of an older home uncovered undisclosed challenges with the garage, which lacked proper permits and final inspections. Nevertheless, through effective collaboration, including a pre-construction walk-through and minor revisions, the team successfully maneuvered through these obstacles. This favorable outcome is noteworthy, as it prevented potential project delays and setbacks.

Overall cost breakdown:

To meet the client’s ROI goals, the team employed effective value engineering techniques. By controlling the design and consultants, they implemented construction methods that reduced structural requirements, resulting in significant cost savings. The total cost of the building ranged from $115,000 to $130,000, successfully aligning with the client’s objectives.
